Site work is everything needed to prep your lot and connect your ADU. It depends on your property, so your exact site work scope and price are confirmed after your site visit.

• Utility connections & trenching: sewer, water, and electrical run to your ADU, including digging the runs from the street or main house
• Utility upgrades: when your property needs them, like a water line or electrical panel upgrade
• Grading: leveling and prepping the ground
• Demolition: clearing existing structures or trees in the build path

Most ADU projects run over on both price and schedule, with no guarantees for the owner. We do both differently.

Your price is fixed. It's a contract price, not an estimate, covering your whole project with no hidden fees or markups. The only cost outside it is your city's permit fees, billed at cost.

Your timeline is guaranteed. We commit to finishing within one year. If we're late for reasons within our control, we credit you $100 for every day past your completion date. The date only moves for things outside our hands, like permit approvals or changes you request.
